Downtown Austin
Austin’s downtown central business district (CBD) is at the intersection of Martin Luther King Jr Blvd to the North, N Lamar Blvd to the West, interstate 35 to the East, and W Cesar Chavez St/Lady Bird Lake to the South. Office Rental Rates will be the highest ranging from $60 to $75 sf and parking will cost $150 to $250 per person per month.
Central Austin
Located at the border of Highway 183 to the North, Mopac Expy to the West, Interstate 35 to the East, and W Martin Luther King Jr Blvd to the South. West campus is within this location also so any office space listings will be close to the University of Texas.
East Austin
North Austin
Bordered by Texas State Hwy 45 to the North, Mopac Expy to the West, Interstate 35 to the East, and Hwy 183 to the South. Close to the Arboretum and the Domain which consists of plenty of class A office and retail and walkable amenties.
Northeast Austin
Located at the border of I-35 to the West, Howard Ln to the North, and Hwy 290 to the South, this one of two areas that will have the cheapest rental rates per sf and sale price in town ranging from $21 to $25 per square foot.
South Austin
Located at the border of Lady Bird Lake to the North, Mopac Expy to the West, I-35 to the East, and Texas State Hwy 45 to the South
Southeast Austin
Located at the border of I-35 to the West, Hwy 71 to the North, SH 130 to the East, and SH 45 to the South, Southeast Austin is the other area to have the lowest lease rates in town. The property type in this south east area is mostly warehouse property however there are a few available office units.
Southwest Austin
This area includes all of the hill country that includes Hwy 360, bee cave road to West Lake Hills and Bee Cave Tx as well as Mopac Expy to Southwest Parkway and Hwy 290 West. There are many fortune 500 companies in this area.
