Commercial Industrial properties can be categorized many different ways as they have different features designed for different business uses. It’s important for every company or business owner to have a basic understanding of the differences and be able to articulate their needs to their commercial real estate agent. The basic descriptions of industrial properties are:
Typically used for storage and distribution of materials, products, or equipment. They will generally have one or more loading docks (either dock high for trucks to back up to or grade level which allow trucks to drive into the facility). These buildings generally have less than 15% office. 18 wheeler access is almost certain and some even have rail. Ceiling heights vary between 20 to 30 feet high. Average sizes range from 10,000 to 50,000 sf or more.
Large versatile buildings that can be broken down into smaller units. Tend to be one-story, concrete tilt-wall buildings with windows on one side. They provide use flexibility between office, warehouse, light manufacturing, laboratory, research & development, showroom, and some retail. Users will generally have their own exterior entrance, private restrooms, and sometimes overhead doors at the rear entrance. Ceiling heights maybe 20 feet or less and the office portion will probably have a dropped ceiling. You typically find these in nicer industrial business parks with nice parking areas and landscaping.
Widely used by tech industries (computer, biotechnology, electronics, etc) since they fulfill a number of needs such as warehouse, manufacturing, and office. These are typically located in Semi-Industrial business parks with a lot of parking.

The bulk is primarily located in Northwest, North East, North Central, and South East Austin, however there are a few options scattered in other areas.

Not every industrial space is the same so it’s important to understand your needs. Before beginning your search consider the questions below and as you look at industrial facilities be sure to ask the landlords a lot of questions to ensure the locations will meet your requirements.

The most common type of lease used when renting industrial and warehouse space is the Triple Net Lease (NNN). In the type of lease contract tenants pay a base rental rate plus operating expenses (NNN) which would include the taxes, insurance, and common area maintenance fees (CAM’s). Tenants also pay for their own utilities. Landlord’s pay the bills first to their creditors and vendors then they bill the tenants for their pro-rata share based on the square footage leased.
Ideally start your warehouse space search at least 6-12 months before your ideal move in date or before your existing lease expires. Finding the right warehouse rental, negotiating the deal, tenant improvements (if needed) all take longer than you think. If a space doesn’t need any improvements and is move in ready then you can save 4-8 weeks there.
The majority of warehouse leases are NNN leases so landlords will quote a base rate plus estimated operating expenses (taxes, insurance, CAM). You will see them quoted monthly and yearly. The average monthly base rate is $0.74 sf/mo and the range is $0.55 sf/mo to $1.25 sf/mo. The higher warehouse space rates are typically those with 100% hvac and / or made up of primary office space.
The average monthly estimated NNN is $0.32 sf/mo and go as high as $0.49 sf/mo
First figure out the total rate per square foot per month by adding the base rate and the NNN. Then multiply the total monthly rental rate by the square footage.
For example: Assume the warehouse is 30,000 sf and the asking base rate is $0.60 sf/mo and the estimated NNN is $0.32 sf/mo. The total monthly rate is $0.92 sf/mo. Now multiply $0.92 x 30,000 sf and you get $27,600 per month.
Land costs are the least expensive in Northeast and Southeast Austin so that is where you will find most of the warehouse space. These areas are also closer to major highways such as I-35, US 183, US 290, SH 71, SH 45, and SH 130. It also makes it easier to navigate to San Antonio, Houston, and Dallas as well as to the Austin Bergstrom International Airport.
